Contract of hire

The contract of hire shall be between the holiday maker (the hirer) and the holiday owner and subject to the conditions of the holiday let. The contract of hire is not effective until written confirmation of the booking is dispatched to the holiday maker. Lantern Cottage is hired on the basis that the accommodation is for holiday use only and excepting babies, the names and numbers of persons using Lantern Cottage is limited to ones stipulated at the point of booking.

Booking a Holiday

Provisional bookings may be made by telephone or email and by using the bookings form. For all bookings a deposit of 25% of the total holiday cost (non-refundable) is required and until this deposit is received any reservation made is provisional and may be varied or cancelled without notice. Upon payment of the deposit and subject to acceptance of the booking the hirer becomes liable for the balance of the rental. The balance of the rental is due at least 8 weeks prior to the rental date. We reserve the right to re-let Lantern Cottage if no payment is received within this time-frame. No reminders are normally issued.
An additional sum of £100.00 to cover any accidental damage will be required when final payment is made, however this deposit is fully refundable 1 week after the end of your stay. We reserve the right to charge for any breakages or damage caused during your stay. If this unfortunately is the case we will return the balance remaining of your damage deposit as appropriate.
You will receive no more correspondence from us until we receive the balance of payment from you. Until we receive this final payment, hirers will not be permitted to enter Lantern Cottage.

Cancellation

In the event of cancellation by you, the total cost is payable, unless we are able to re-let Lantern Cottage. In this case the deposit will be retained to cover costs. We advise, to provide for unforeseen circumstances, that hirers take out independent holiday cancellation insurance.

Period

Weekly bookings are from Friday to Friday. Lantern Cottage may be occupied from 4 pm on the day of arrival and must be vacated by 10 am on the day of departure. Out of season weekend breaks (3 nights) are from Friday to Monday - keys available from 4 pm Friday to be returned by 10am Monday. Out of season mid-week breaks (4 nights) are from Monday to Friday - keys available from 4 pm Monday to be returned by 10am Friday.

Usage

Hirers must do nothing to void the holiday owners property insurance policy (a copy of which is available on request), and must not cause nuisance to neighbours.
Lantern Cottage is thoroughly cleaned between bookings and we ask you to ensure that the property and its contents are clean and tidy when you depart, i.e. left as you would wish to find them. Please let us know of any damages or breakages so that we can replace or repair for the next visitors.

Under 18's

Bookings will not be accepted from persons under the age of 18. We reserve the right to refuse bookings solely at our discretion.

Injury

We regret that we accept no liability for loss or damage to belongings or for any injury sustained while you are at Lantern Cottage.

General

If these Terms and Conditions are breached, we shall have the right to enter and take possession of the property immediately without compensation to the hirer.
Smoking is NOT permitted inside Lantern Cottage. Pets are NOT permitted anywhere on Lantern Cottage. If either of these conditions are breached the party WILL be required to vacate the property forthwith, and will forfeit the full holiday rental.
If, after we have confirmed your booking, we cannot supply Lantern Cottage to you because of reasons beyond our control, we will offer you alternative accommodation which is at least as good, if at all possible. If you do not want this accommodation or if we cannot offer you alternative accommodation we will return the rental price to you in full and we may at our sole discretion offer you compensation as appropriate.
If you feel you have reason to complain about Lantern Cottage, you must tell us immediately so we can take appropriate action. We cannot help you if we do not know about your problem. If you do not report your complaint immediately, but choose to raise it on your return home, you accept that it will make it harder to investigate your complaint after your rental has ended.
You must give us or our representative access to Lantern Cottage at any reasonable time while you are renting it to carry out routine gardening or essential maintenance or if there is an emergency. Wherever possible we would arrange this in advance.
We make every effort to make sure the information we give orally or in writing is accurate, however changes and errors occasionally occur. You must therefore ensure you check all Lantern Cottage details at the time of booking. We shall not be liable for inaccurate information.
By making a booking you agree that we may store and use your information as required to complete your booking and allow you to stay at Lantern Cottage.
Please note the usage of all bed linen and towels is included and will be fresh on the first day of occupation. These are only for use inside Lantern Cottage.
The locked garage outside and certain locked storage units inside Lantern Cottage are for storage and use by the holiday owners and are not available for use by the hirers.
